Status of the US market
Realtor Magazine Online 12/06

10 Markets at highest risk for declining prices - PMI Mortgage Insurance reports that its market risk index scores have increased for the 34 of the nation’s 50 largest metropolitan areas. The risk of price declines continue to be concentrated in California and along the Eastern Seaboard. In fact, eight of the riskiest markets are located in California, eight are in the Northeast, and two in Florida.

The ten markets with highest risk of declining prices are:

  1. Sacramento-Arden-Arcade-Roseville, California
  2. San Diego-Carlsbad-San Marcos, California
  3. Oakland-Fremont-San Marcos, California
  4. Santa Ana-Anaheim-Irvine, California
  5. Nassau-Suffolk, New York
  6. Riverside-San Bernardino-Ontario, California
  7. Los Angeles-Long Beach, Glendale, California
  8. Boston-Quincy, Mass.
  9. Providence-New Bedford – Fall River, Rhode Island
  10. San Jose-Sunnyvale-Santa Clara, California

Tip of the Day – When selling in these markets, use an experienced Realtor to evaluate condition, design, pricing, and inventory saturation. Do not overprice or you will end up losing more than you will gain.

Status of the Santa Fe market
2007 Santa Fe Association Realtors Board President, Patricia Pipkin

“Santa Fe’s housing market remains on a strong and steady course and has not experienced any major bumps along the last couple of years, like some other markets have seen. The number of sales may have declined slightly, however, the 4th Quarter sales are generally slower due to the holiday season.

We also need to keep in mind New Mexico experienced the most significant snow and inclement weather patterns we have seen since the late 1950’s, which I am sure had an impact on 4th quarter market”
